For the Jade Condos Sunny Isles year in review, 2023 shows us 38 condos sold between the three luxury towers. As we’ll explore below, the total number of condos sold has been significantly reduced. However, Jade Condo’s resale values were up year over year by 10%. The record-high sale at Jade Signature was $8.1 million, and the lowest, a one-bedroom at Jade Ocean, sold for $1,025,000.
Sunny Isles Beach Sales & Trends
Sunny Isles Beach condo inventory today reflects 824 total condos for sale and 138 closed sales in the last 90 days. The median sale price is $563 per square foot, up from the 2022 year-end review of $503 per square foot. With the market shifting in favor of buyers, the condo inventory absorption along the Miami coastline has slowed. Our oceanfront residential condo market values noticed considerable price gains over the years spanning from 2009 to 2016. Then, from early 2016 to the latter part of 2020, we found ample supply with limited demand in a strong buyer’s market. The market had a frenzied run-up from the pandemic in 2019 to mid-2022 but has continued to appreciate in value by 7% since.
With select new developments selling in Sunny Isles Beach, we find condo resale inventory (supply) slightly on the rise and yet with consistent demand. This is especially so within the baseline of the high-end market segment ($1M to $3M). The residential condo market shifted post-COVID in favor of sellers but has stabilized since the summer of 2022 and strongly favors buyers, adding leverage to the deal.
